One thing worth saying plainly about new construction: the builder's on-site agent represents the builder, not you. They're good at their job, and their job is the builder's interest. Having your own representation costs you nothing on a new build — the commission is already built into the builder's budget whether you bring an agent or not.
What changes when you do bring one is what actually gets negotiated: incentives, which upgrades are worth paying for and which you should do later for less, realistic timelines, and what happens when the closing date slips — which it does. I've sat on my side of that table many times, and the slipped-closing conversation is where representation earns itself back.
If you're touring a model home this weekend, call me before you sign anything. Once you've registered with a builder without representation, it can be difficult to add an agent later.
